I am looking at a building in Cleveland that the whole building is leased out to tenants that's rents being paid from VA benefits. the brokers are telling me you can have these rents increased through the VA but i can't find online how much that would be for studios or one bedroom.
does anyone have any experience dealing with this program? and or how a landlord would go about increasing rents? I'd like to keep them all in there if possible

We are small owners in Cleveland and on our third deal. Like a lot of investor we have tapped out our capital until we are able to refinance after the properties season.
I’d be interested to hear from other landlords in the market how they are finding their deals to get more velocity
I am looking at smalle multifamily deals in Bridgeport, Ct. I'm considering renting the properties out to section 8 tenants. does anyone have experience with section 8 in bridgeport? and if so any pro tips?

I am considering taking the CCIM courses both to better my underwriting skills, and also to expand my network. I've been a commercial broker for 7 years I've seen other brokers/investors that have this designation. Does anyone have experience with CCIM? it seems rather expensive and I'm wondering if it's worth both the time/money.
Any feedback is greatly appreciate. Also if you're an active commercial real estate investor in NY/CT I'd be happy to chat about deals we are representing

I am looking at investing in small multifamily in Westchester, NY. Specifically Yonkers.
I've found a few properties that could work as a BRRR but I am confused as to how to estimate ARV for a refi. The comps in the area are very inconsistent and I'm wondering how people are calculating accuratly what their ARV will be for the refi.
