Hello fellow BP'ers.
I have received a lead on a potential property in the town of Bristol, VA. It appears to be a rather small town and not terribly close to any major cities. The property is owned free and clear and the owner will consider owner financing so I would most likely rent the property as it has already been mostly rehabbed.
Just looking for anyone who is familiar with the area who may be able to give me any insight, good or bad. I tried finding a property manager on the NARPM website but there were none listed within 20 miles, so that may be a red flag already.

The median income for a household in the city was $27,389, and the median income for a family was $34,266. Males had a median income of $28,420 versus $20,967 for females. The per capita income for the city was $17,311. About 13.2% of families and 16.2% of the population were below the poverty line, including 25.8% of those under age 18 and 12.4% of those age 65 or over.
