Wholesale opportunity across from University/College

Hi everyone,

I'm going to look at a sfh 3/2 this weekend in hopes to get it under contract however, it is directly across the street from a University in Northern Colorado.

My question to any seasoned investors is, is that a good thing or do many investors try to shy away from college houses? I know college students can pose a threat to the condition of a house, but I've also seen a few on BP who love college rentals. Just working my first few wholesale deals so any advice and/or cautions would be much appreciated.

Its a niche some folks like. I looked at a bunch of houses around the UNC campus several years ago. Didn't find any that were acceptable deals. Watch out for zoning. Many of these houses are chopped up into multiple separate units. Greeley zoning (maps online) allow that for about two blocks out from the campus, but not once you get further out. If this place is right across the street you should be OK.

Most of the ones I looked at were really messy.
