Kansas City visit recommendations

My wife and I are flying into KC the weekend of 2/17-18. Quick trip, but we wanted to scout out some good B-grade neighborhoods like Raytown, Independence, etc. - any suggestions for other B neighborhoods that offer solid investment SFR’s? Also, suggestions for a fun part of the city to stay and go out in Saturday night? Thanks BP Community!
