I’m not going to say that wholesale deals don’t exist in the market you are looking to invest but they are very hard to find. A lot of the “said to be” wholesale deals I find in the area are priced no better than market value. I have run across a few deals where tenants need a cash buyer quickly to close on another property and I have been able to negotiate with them for a fair purchase price. Most other wholesale deals I see are homes that are in shambles and you are purchasing most of these “as is” which in my opinion Is very risky in a pricy market like ours. I have looked at a lot of wholesale deals in the Thurston and pierce county markets and I would say to be certain that the numbers the wholesaler is giving you are accurate. I have noticed some pretty inflated ARVs on some of these deals.
