In March of 2022, I bought my first rental property, a 4 bed / 2 bath house in the Tampa, FL area. This will be a long term buy & hold, utilizing the medium term and short term rental strategies. I have found the 30+ day stays work best for me and I hope to repeat this strategy again in the first half of 2023!

With a midterm rentals I'd expect somewhere between $5000-$6000/mo for a 4bd. Could be higher or lower depending on the amenities and exact location. The midterm rentals market is largely untapped here in the Tampa Bay area. Occupancy rates are also excellent with this strategy but in most months you do make a more on a short term rental at the expense of more time for managing it.
