Single-family residence buy & hold investment.

Purchase price: $50,800
Cash invested: $12,000

Bought a property with a section 8 tenant and forced appreciated value on home

What made you interested in investing in this type of deal?

Guaranteed section 8 income

How did you find this deal and how did you negotiate it?

It was listed for 60k but I offered 45, and we met at 50. Sale prices are never finalized

How did you finance this deal?

Conventional loan + cash
