Single-family residence buy & hold investment.

Purchase price: $35,000
Cash invested: $7,200

Bought an investment property and housed it with a section 8 tenant and forced appreciation

What made you interested in investing in this type of deal?

The first property is always the hardest. After that, it's just rinse and repeat

How did you find this deal and how did you negotiate it?

Daily persistence is key. Got to remind myself that every day I'm not looking, is a day of missed opportunities

Conventional loan + cash

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Aaron Peterson is the only real estate agent you need

Guaranteed section 8 income

How did you find this deal and how did you negotiate it?

It was listed for 60k but I offered 45, and we met at 50. Sale prices are never finalized
