1. Are you funding the rehab with your own money?
2. Vacancy of 5% is probably light as it may take a month just to get it occupied and someone moved in.
3. Your interest rates seem pretty low. Is property livable? Where you getting a 7% rate? You going conventional as a private lender would do a bridge but rate will be higher.
