Analysis Paralysis in MA

Hi all. How to overcome Analysis Paralysis? I am trying to find a deals in MA, approximately 1h driving range from Boston.  And i cant find any good deals for almost year. 
The key metric i look is cash flow, and at this point i am thinking to buy 5-7bd and  rent out by bedrooms just to make it cash flow positive. 
I compared MA market to other Markets and like NY, SC,FL and there i can get far greater returns on rent but for some reason MA is extremely hard. *Deals* i am analyzing i am barely making cash flow positive.  But what if some tenant move out, or house will need expensive repair - thats too risky. 
Can someone give advice where to start or how to overcome it? 
At this point i am already considering pick another market...

Anton, don't confuse "analysis paralysis" with common sense. If the numbers don't pencil out, it's better to not buy anything than buy just to buy and lose money.
