Realistic CapEx calculations

I've been trying to get a realistic CapEx number for a single family home about 1300 sf in Brevard county Florida. The number I came up with was $4000 for the year which intuitively seems way too high. Does anyone else have numbers that they have come up with. I'm just looking for ballpark figures. Thanks.

there's no way to ballpark capex.  each property needs what it needs.  what's the size of the roof?  how many windows does it have?  how old is the water heater?  how old are the appliances?  etc. no possible way to answer generally.
