Posted

I have a property worth about 180-190k. - Pasco County Florida -

Im looking to sell it, buyer wants to put down 120, and me hold 60k on a note.
They want 20 yr 7%, im thinking 15 yr 8.5%

im wondering if anyone has any experience with this that could give me some advice

Ill probably be looking to sell the note once I close the deal.  I made an account on paperstac
Just getting my feet wet with this in florida

Quote from @Nicholas Moffett:

the idea is that this is an older female buyer, no job, gets SSI, and bank wont write a mortgage for 65k.
She just sold another property and cashed out, the reason for the 120 down.

they wont go for a baloon.
Im considering having it ran through an under writer, but woul dneed some help with it

Dan Deppen with call the underwriter can help - but also this is your property and you structure how you want - if she does not want a balloon say that is the only way to get the deal done.
