Single-family residence buy & hold investment in Crestview.

Purchase price: $320,000
Cash invested: $5,000

3063 Jane Lane is a new construction property I own in Crestview, FL, in a rapidly developing area with strong population growth. It’s in a newer neighborhood and currently leased to a family. Being a newer asset, maintenance has been minimal and operations have been straightforward. It’s part of my long term hold strategy, focused on steady performance and appreciation over time.

impressive getting into a $320k property with only ~$5k in. You swinging the hammer?

Whats it look like under the hood? High leverage + new construction can look great early on, but that leverage cuts both ways.

what does this actually look like from a cash flow standpoint? And how sensitive is it if rents dip a bit or expenses creep up? Appreciation is great, but I always like to see the deal stand on its own first.

I’ve found just running a couple quick scenarios (rent down 10%, expenses up, etc) can be pretty eye opening on deals like this.
