The amount of work that was needed and that the property was off market.
How did you find this deal and how did you negotiate it?
A family member worked with the seller, who discussed selling their home off market because of its condition.
How did you finance this deal?
We put roughly 120K down on the deal and did hard money at 11.75% for the remainder.
How did you add value to the deal?
New roof, new electrical, new plumbing, new floors, new kitchen, new baths and fresh paint.
What was the outcome?
Sold for a profit.
Lessons learned? Challenges?
Dealing with contractors while living out of state became ver difficult. The projected ended up taking 3 times as long as we expected it to take.
