Why Some Deals Only Work “On Paper”

I’m seeing more deals lately that technically “work”… but only under perfect conditions.

Usually:

  • Rent has to hit top-of-market
  • Rehab has to stay on budget
  • Exit has to go exactly as planned

That’s a lot to go right.

The deals holding up best:

  • Still work with conservative numbers
  • Have room for delays
  • Don’t depend on one outcome
