Why Some Deals Only Work “On Paper”
I’m seeing more deals lately that technically “work”… but only under perfect conditions.
Usually:
- Rent has to hit top-of-market
- Rehab has to stay on budget
- Exit has to go exactly as planned
That’s a lot to go right.
The deals holding up best:
- Still work with conservative numbers
- Have room for delays
- Don’t depend on one outcome
