Greenwood's interesting because it's got some real pockets of opportunity mixed in with some that just... aren't there yet.
Honest take: Greenwood's appreciated solid over the last few years, which means your fix-and-flip margins are tighter than they were. You're looking at higher acquisition costs and, depending on what comps you're hitting, repair costs can eat into profit quick. That said, if you find something with good bones in the right micro-neighborhood, you can still make it work. The market's strong enough that a clean rehab will move.
For flipping specifically, I'd focus on the areas closer to the Indy side of Greenwood and around the better school districts. Buyer demand is there, and you won't be fighting as hard to move the property. The further south/west you go in Greenwood, the softer it gets.
MTR/STR potential? Honestly, it's weaker than some other areas. You're in commuter territory, not really near the downtown action or major employment centers.
What's your timeline and what kind of purchase price range are you looking at? That'll tell you a lot about whether Greenwood makes sense for your strategy.
