Partner Driven partnered with Preston Moore on a renovation project in Albertville, Alabama. The property on Nelson Rd was purchased for $138,000 and improved with $39,060 in renovations before selling for $245,000. What made this project stand out was not the size of the rehab, but how effectively a relatively modest renovation budget changed the property's position in the market.

What made you interested in investing in this type of deal?

This home had good bones and was located in an area where buyers were willing to pay for updated, move-in ready properties. Rather than requiring a complete overhaul, it presented an opportunity to focus on the improvements that would have the greatest impact on resale value.

How did you find this deal and how did you negotiate it?

Preston identified the property through his local market efforts and saw an opportunity where the condition of the home was limiting its appeal. By negotiating directly with the seller and securing the property at the right price, the team was able to create room for improvements while maintaining a clear exit strategy.

How did you finance this deal?

Partner Driven funded the entire acquisition and renovation, covering both the purchase price and the cost of improvements. Having funding readily available allowed the project to move forward quickly and kept the focus on execution rather than capital constraints.

How did you add value to the deal?

The biggest value came from improving the property's presentation and functionality. Rather than chasing expensive upgrades, the renovation focused on the areas buyers notice first. The result was a home that felt significantly different to the market without requiring an oversized rehab budget.

What was the outcome?

The property sold for $245,000 after the renovations were completed. The strong resale price demonstrated how strategic improvements can dramatically change buyer perception and increase marketability when paired with the right acquisition price.

Lessons learned? Challenges?

This project reinforced that successful renovations are often about making the right improvements, not the most improvements. Understanding where to invest renovation dollars can have a major impact on the final outcome. The ability to stay focused on buyer expectations was one of the biggest contributors to this project's success.
