another possible deal!!!

Large 3 bed 1 bath single family twin on quiet block near transportation. Also in a good rentable section of town. The property is being listed at $74,000. I found comparables to be closer to 90,000. Rent between 900-950 should be easy to obtain. I was going to offer 66,600. What do you guys think. Yes, I would love to go even lower but I don't even know if the sellers will except 66,600. I will remind them that we are in a declining market!!!
