Wondering if anyone knew if it were possible to transfer title of an investment property out of my name and into the name of my LLC?? I am in PA and am assuming I should contact a PA RE attorney.

I am currently working with what I would consider a really GOOD investment property buyer broker. I have yet to buy any property from him. No showings either. We have a casual relationship at the moment where he sends me all the properties he has in my target area. Provides spreadsheet analysis on request. Has even meet with me for meetings on 2 occasions. I can't emphasis even that he knows his stuff. Here's the problem. Everyone I talk to, including people in the biz all say his fees are too high. He recently told me that his commission starts at a minimum of 4%. I asked him about that, thinking that was too high, and he told me that the seller pays that fee. He also said there was a fee of $350 per purchase. And that would be my only fee. But here is where I am confused. He said that the seller pays the commission. But I say not always. Which means I would be the one left holding the bag, right??? When I question him on his fees he seemed to get mad/annoyed. I don't know what to do as we have developed a good relationship. He knows exactly what I'm looking for. What should I do??????????

Feel silly asking, but I need a little help with 2 formulas.
1. figuring out a P&I payment on a loan.
2. how to determine your maximum investment value from your maximum P&I payment. Not sure if this is the same as PV(rate,term-max payment).

Large 3 bed 1 bath single family twin on quiet block near transportation. Also in a good rentable section of town. The property is being listed at $74,000. I found comparables to be closer to 90,000. Rent between 900-950 should be easy to obtain. I was going to offer 66,600. What do you guys think. Yes, I would love to go even lower but I don't even know if the sellers will except 66,600. I will remind them that we are in a declining market!!!

Thanks Allen, I like that advice. When you say buy the first cash, rehab, rent it, then refinance it, are you saying to open up a LOC on the newly rented property that was paid for with cash to eventually buy the second property cash??? Don't I have to wait like 6 months before the LOC property is "seasoned" before a bank with sit down with me for permanent financing???
