Bought rental number 5 SFH. house is 3 bed 1 bath, located in beech grove, here in indianapolis, decent schools, good area.

Purchase price $47500

35600 loan at 4.6 percent at 30yr

11900 down

currently rented at $800 a month

House needs a few things, but nothing big.

Expenses using 50 percent rule $400

P/I payment 182. NOI $218
