Driving for Dollars - Success Practices

I live in a very hot market in Fort Collins, Colorado - any deal to be had will MOST LIKELY NOT be found on the MLS. One of my 4-plexes was an off market deal that came about because me and the previous owner found a common benefit in sharing trash dumpsters at our investment properties and the conversation went from there. That being said, most of the conversations that I will have to start will be "cold" conversations.

I was curious what those of you who have "Driven for Dollars" have done with the most success (Knock on doors, phone book calling, Facebook stalking/searching haha, etc.)?  Then from there, after actually getting ahold of the owner, how you proceeded with the highest success rates?

Thanks @Ned Carey! Yeah, I compiled a list, have brought up all the comps that have sold in the past year, and next will be looking at the county assessor a to check on how long each owner has owned each house and if those owners are the occupants, or if they are absentee owners. 

It is exciting.
