Multifamily Tri-Plex deal

Looking for opinions on a property I am considering.  Asking price is $180,000 but there is definitely some room for negotiation.   Comps for this size home are substantially less (around $120K) but those are for SFRs.  

My goal for this year is to own 2 investment properties cashflowing for cashflow of $200 and up and I want to be able to utilize the equity in the properties to continue purchasing more.  

This is the first time I have attached a report in the forum.  Hopefully it is viewable.

With a ROI of only 3.29% I would keep looking as that is very low for an investment. Continue to look and analyze properties.

Also, your interest rate seems to be very high at 6%, I would shop around and look for a lower rate.
