Can you make 30-40% a year with real estate

Hello.

I have a question for all of you succsefull real estate investors.Can you make 30-40% a year on your money invested in 1 year with real estate.I know that there are a lot of factors to be considered but have you achieved this constantly

very easy with leverage and new construction in the right markets.. thats 30 to 40% COC with leverage.

unlevered you can do that buying fix and flip if you have some really good pipelines and procedures in place

You could stumble upon something with an exceptional yield but your 30-40% is not the norm and would be rare and very hard to find. You definitely could not count on it in the normal course of business.

I feel like in my area of Oklahoma we have some great ROI with the lower end of RE.

I recently purchased my first properties. Two duplexes adjacent to each other. I became friends with the owner at the bank I worked at and I feel got a good deal.

I paid 67,500 "turn key" with 1750 in monthly rent 100% occupied which they were.

In a made up world of zero expenses that's only a 31% return.

But then again if your using a mortgage to leverage your return you could get very close to 30-40% even after expenses where i'm at but again this is on a small scale and lower end RE SFH or plexes.

It also depends on how much money you are investing. If you want to make 30-40% on $100 million, I would say that is highly unlikely to happen.

On $50-$100k, depending on the market, you could definitely do that.

The ratio of your time to the money you have can change your percentage return dramatically.

Well, You should be able to find fix and flips that have 15-30% return for just one property, if you do 3 per year, than the answer is Yes, you can make 30-40% APR or more.  3 properties at 10% in one year would get you 30% APR.
