First meeting with potential seller

Happy New Year BP Community,

I am meeting with a potential seller this weekend and would like to get some advice. This will be my first time (wholesaler) and I do not want to give the seller the impression that I a "newbie". What are ideal questions to ask the seller that I may not have gathered through previous research. What should I expect them to ask?
