Need help on a Deal..Owner Financing

Hi guys,

I'm currently looking at a deal that  has Owner Financing and this is what they are offering ...please share your thoughts. I'm still relatively new to the investment world again I would love to hear what investors that have done this type of financing please see below:

Property rented 895 + util and + water, 8k down owner finance, 12%, amortized over 30 yr, no liens, 

{I} will escrow your taxes depending on your experience in the biz.
