Need help anaylzing a SFH in Sacramento, CA

Hello BP Community,

I am making an offer on a SFH in my area. The asking is $229,000.

My goal is buy and hold rental strategy. I am offering $215,000. 

Does anyone local have opinion on the offer and area?

Hello everyone,

Here is my update:

They countered at $227,000. We backed out not because of the price but other negatives. There is a group home across the street with rowdy teenagers. They aren't going anywhere. No street parking and no drive way to park our cars. One might fit. The laundry room is outside.
