[Calc Review] Help me analyze this deal

So me and the wife have real estate business started 3 1/2 years ago have 11 homes and a duplex and buying more. Now looking at a 9 unti apartment building. How to analyze this? Wanna make a good decision and not make a bad mistake and apartments are very hard to find around here. Please help they are friends of ares and are looking to sell. Might put on market here soon. based on analysis how does it look?
