What am I missing here on this Buy + Hold? Seems this should show as positive cash flow.

@Victor Graves both @Andrew Angerer and @Dennis M. are correct on this type of deal you are not going to be cash flowing so unless the property is going to see tremendous appreciation in the near future it is probably something you'll want to avoid.

However, if you are looking in the Oxnard, CA and you don't have a place for yourself my recommendation is to find a multi-unit that will offset the costs a little.  While you will not cash flow you'll have appreciation and greater debt pay down.
