Need advice! How do you BRRRR a duplex with both units occupied?

Just got a deal on a duplex that needs a lot of work. Both are currently occupied and rents below market value. My plan was to renovate both units after closing and raise the rent. I wasn’t sure if certain rules/regulations apply that allows me to break the tenants current lease and have them move out to start renovations?? Any advice helps

@Jimmy Charousapha, I would suggest you familiarize yourself with your local and state laws. I would also recommend that you learn your market as to the value via comp's in the area. A duplex is not going to appraise as a commercial building (5 units or more). While raising rents is going to make the bank happy when you try to refi, but it will not affect the price of the property.
