Two Duplexes Next Door to One Another

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $119,000
Cash invested: $24,000

Next door to my other duplex in Independence, MO. Completed rehab on one unit with legacy tenant in other unit. Introduced open concept kitchen, installed canned lighting, interior and front door replacement, kitchen cabinet and appliances, bathroom update and interior painting. Outcome was better than anticipated and rents are higher than I expected :)

What made you interested in investing in this type of deal?
