Wholesale Package Wichita Falls

Investment Info:

Other wholesale investment in Wichita Falls.

Sale price: $850,000

This package included approx. 40 total doors. This negotiation went back and forth for several weeks and nearly everything changed from the original offer. The prices went up then back down, the number of doors started much higher, to end up around 40.

The mixture of properties included the following:

SFR
Duplexes
12 Unit Complex

Many thanks go out to the buyer and seller for working hard to make this deal happen.

What made you interested in investing in this type of deal?

The opportunity to help the seller raise some cash. The opportunity to find the buyer a great deal.

How did you find this deal and how did you negotiate it?

I negotiated the deal based on listening to the seller. I identified the problems and based all of my talking around those needs. Each time something would change with the seller, I adjusted on the fly to meet that objection or concern. I was fortunate to have a buyer that was very patient and understood exactly what I was trying to do.

How did you finance this deal?

Cash/ Owner Finance

How did you add value to the deal?

Developing a great relationship with the seller. Allowing them to dictate the terms in which they would sell, and not pushing it faster than it needed to be.

What was the outcome?

A great deal for all parties. However, this is only Round 1.
