@Robert Collins, is this a multi-family?

• Are you sure about the ARV? Adding $55k of value for only $20k of work sounds unlikely.
• Bump your repairs and CapEx to 15% combined.
• 4% management? No way. Figure 10-12%.
• What about utilities? Will you be responsible for water/sewer or house electric?
