Investment Info:

Small multi-family (2-4 units) buy & hold investment in Milwaukee.

First Rental Property. Currently living in the Top Unit. We will live there for a couple years while we work towards our next rental and/or flip.

What made you interested in investing in this type of deal?

It was a reasonable price duplex in a high rent neighborhood. Cash flow numbers checked out (1% rule). It required very little work/money to get going.

@Dylan Paul. I did use a FHA on this current duplex. I am not familiar with seller financing, I'll have to look into it. I am relying on MLS at the moment. Are you referring a mail complains for marking?

@Matt F. Thanks.The lower units covers about 75% of the total mortgage. The upper unit (where we currently live) is the real money maker. its actually a 2 story upper (2nd &3rd story), 4 bed 1.5 bath.  So once we move out it will cash flow nicely.
