Newbie investing in DFW

I wanted to take a moment to just say how thankful I am for bigger pockets! In June 2018, my husband and I read Rich Dad Poor Dad and like many others on BP it changed the way we viewed money and made us get excited about our future. We started listening to BP religiously and spent every night talking about the endless possibilities in real estate. By Sept, we bought our first investment property- fully-occupied duplex in Fort Worth. With it being occupied on both sides it helped us learn more about real estate as we earned money at the same time. We hired a property management company since my husband and I had full time 9-5 jobs and two young kids.

We were so excited about the real estate we partnered with a family friend to purchase and rehab SFH in Fort Worth for 60k in March 2019. We found a contractor through friends and followed the BP model. Whenever we ran into any issues I went to BP for advice and tips. By June 1st it was leased and ready to go. We plan to do cash-out refinance after 6 months and do it again.

If your on the fence and not sure if you should take the leap, do it!! We have learned more in last year by doing than any book will prepare you for!
