@Andrew Ajewole we bought both properties off of MLS. They had been on the market for over 60 days so we were able to put in a low offer. The SFH needed to be rehabbed and we added central air. They are in C neighborhoods but my husband and I are familiar with the population and vetting our tenants. We will be doing a cash out refinance in late September.
We read anything we could get our hands on and we listened to every bigger pocket Podcast. We attended meetups. If this is something you want to do, you have to be willing to devote time and energy to learning as much as you can to it.

@Ryan McCook I'm in the same boat. My husband and I live in the Plano area and have our rentals in C neighborhoods in Fort Worth. We had property Managment oversee it but we decided to take them over. Things have been better since we have taken them over. Tenants in this area need a personal touch with clear expectations set. We are cash flowing and looking to purchase more in the area. Many have told us we are crazy but we are super picky with who we rent our houses to but we set the tone from the beginning. I'm an school administrator so I use the same skills to make sure our expectations are clear. So far we have been good. We currently have duplex and SFH and closing on another in a couple of weeks. @Andrew Ajewole welcome to BP! Househacking is a great tool. My husband bought our first multi family last year and shortly after purchased SFH all in the dfw area. It's possible just have to be creative.

I wanted to take a moment to just say how thankful I am for bigger pockets! In June 2018, my husband and I read Rich Dad Poor Dad and like many others on BP it changed the way we viewed money and made us get excited about our future. We started listening to BP religiously and spent every night talking about the endless possibilities in real estate. By Sept, we bought our first investment property- fully-occupied duplex in Fort Worth. With it being occupied on both sides it helped us learn more about real estate as we earned money at the same time. We hired a property management company since my husband and I had full time 9-5 jobs and two young kids.
We were so excited about the real estate we partnered with a family friend to purchase and rehab SFH in Fort Worth for 60k in March 2019. We found a contractor through friends and followed the BP model. Whenever we ran into any issues I went to BP for advice and tips. By June 1st it was leased and ready to go. We plan to do cash-out refinance after 6 months and do it again.
If your on the fence and not sure if you should take the leap, do it!! We have learned more in last year by doing than any book will prepare you for!
