@Kimberly Fisher how do you not have closing costs. Are you not getting title insurance. Not paying any recording fees. Rental property insurance? I use 8% vacancy, 5% repairs and 10% capex. Even with your numbers you are getting barely 4% ROI on investment. Take an additional $100 per month off and add some expense you will be under 4%.
