Planning a mobile home park

 I listen to the bigger pockets podcast all the time, and recently I've gotten really interested in mobile home parks. To say the least bigger pockets has inspired me. However I am not sure how to follow through with my ideas and how to make it all come to life. I've found some great spots in Delaware for a mobile home park, Ive even talked to a couple about selling. But again my knowledge on what to do and how to do it is still very limited. I wanted to know if I could possibly work with someone on a deal or at least pick someones brain on how I could make this happen.

Starting a park from ground up is I would say pretty impossible for someone not already in the industry in a pretty significant way.. Absorption and the other issues stated above will make it a non starter.. IE you wont be able to get any lender to loan you money so you would need cash or cash investors..  Thats why MHP are soup de jour right now even rat trap  or ones full of tweakers are so sought after..
