How about small multifam in Southern Texas ? Anyone there?

Does somebody knows the Rio Grande Valley mkt (McAllen, Edinburg etc) or has investments over there in small multi family? I’m close to buy a couple there but I don’t really really know what to expect in the near future . Thanks
