What is missing the most in your real estate transactions?

When purchasing an investment property, what do you find is missing the most in the transaction? How can it go smoother?

Listing agents don't have the information readily available that investors want to see including leases, history of payments/deposits, etc.

Missed out on 2 properties due to lenders leading me to believe.   I was approved.  Come to find out I was not, so lost the deal.  Funding has been my #1 problem. Still trying to get my 1st deal closed. I see the momentum that can happen after that, but that is what is missing.

I appreciate your advice and have found this to be accurate within my first 3 weeks as an Investment Consultant at my brokerage.  The more seasoned the investor, the more they want as much information as possible before forking over lots of money that they adamantly want to get a nice ROI with after the fact.

As a buyers agent also, you’re 100% on the money. It’s hard to sell a property when there isn’t any rental information on it.
