Screening tenants that just started a job

How do you screen tenants that are renting for the first time? Their previous residence was their parent's home? 

also they said they just started a new job? 
do you have them have a guarantor, their parents? 
or is this a scam?

It would depend on what they're looking to rent and where. If it's a mid-low rent apartment around a university, I'll take a parent as a guarantor otherwise I'd wait until a better applicant applies.
