@Alan Asriants would you mind sharing your rules and regulations you have your tenants sign?

How do you all handle the snow removal for your multi unit properties?

Are tenants responsible for the front and back steps? Im not the original landlord so don't have this in the lease.
do you hire a service that comes out? How do you pay them and what is average cost I should expect?
Or Would you team up with neighboring buildings? Looking for ideas from experienced chicago landlords.

TIA,

Newbie landlord bracing for the first winter

Found this old post, anyone willing to share who they use for snow removal? i want to try to avoid using tenants if possible

@Jonathan Klemm thanks for weighing in. We are the new landlords so not sure what excpectatioms the previous one set.

how do you say this nicely? I mean the top floor tenants have stored extra groceries, have a mini fridge etc in the little den outside of their back entrance. So is not an exit for anyone else but them but still...

@Wesley W. Thanks for sharing that wording, I will add it to my future lease addendum

@Paul De Luca i have tje chicago standard lease, no additional language. What do you think I should do? Can I ask them to remove them ?

I am writing a lease addendum to add the parking spot to an existing tenant.
What are things I should consider adding to the parking agreement?

Chicago Landlords,do you send notice to enter common areas? does the same rule as entering the unit apply?
What if the tenant is using common areas to store personal stuff and pluggins appliances like mini fridges?
how do you tell them nicely to vacate the area and stop using electrictiry from common area?

or do you just let it be? i don't have a special contract with nice addendum, its the standard Chicago one

Do you add the 50$ clause to a lease addendum? If so what other things you like to put there?
