What is the best state to invest in

Question

Hello bigger pockets,

I would love to create a massive multi family real estate portfolio.

I would be looking for a mix of cash flow and appreciation. However, more focused on cash flow.

The problem is I don't know what state is best for investors I hear Ohio being frequented, however.

Florida panhandle is one of my favorite areas because if you get into an early development that 50-100k of instant equity with the price increases, Hold for 2 years as a long term and 1031 exchange into more new developments. Easy way to be hands off and let the market work for you.

Columbus, Ohio.

There is so much growth over the past several years making it the fastest growing city in Ohio. The perfect mix of talented individuals, groundwork, and infrastructure that has been attracting big corporations from the west coast. It is growing and we do not see it stopping!

@Ben JenningsI would definitely recommend Columbus OH. It's a solid hybrid market of cash flow and appreciation. Columbus has lots of job opportunities and population growth. I currently live and invest here in Columbus OH and would recommend it.

I recommend the major cities in Ohio:

-Columbus, great for appreciation, pp is a bit higher around $220k for multifamily

-Cincinnati, has a mix of cash flow and appreciation, average multifamily around $180k

-Cleveland, has alot of cashflow potential, average multifam around $140k

There are other smaller markets like Dayton, Akron, and Toledo, however there is not alot of economic drivers to those areas.

Looking for cashflow? Look into Cleveland, its got good cashflow potential with appreciation happening as well.

Looking for appreciation come to Columbus, there are still 1% deals, but the more attractive part is the population growth and other economic drivers!

There is no such thing. But you can focus on a state and make that area "Your Unicorn". I personally love Alabama.

Yes! Ohio is an excellent option if you are looking for a long term rental that produces cash flow and will increase rapidly in equity.

However, you need to know the market trends and neighborhoods in order to maximize your investment.

I have been very happy with my investments in the Ames, Iowa area. They all have reasonable cashflow, increasing rents, and I am about to do my first cash out refi after less than a year, where I expect to get more than my full down payment out of the property.
