Ask if the contract is assignable. If yes, they may be trying to wholesale the contract with you. 

It may be legit, I'd lean on your attorney, but consider asking for a shorter closing time if you like the price.

Get a home inspection with a reputable company for verification. A walkthrough will show obvious issues, but a good home inspector will spend hours at the property to look at everything (especially areas not easily visible, like the crawl space and roof).

Congrats on the progress. I've done the house hack strategy in Ohio, and it's gone well. 

Make sure you have some reserves/and an emergency fund after you pay your down payment and closing costs to cover repairs. Something will come up, and you'll want to make sure you have some cash liquid to take care of it without a lot of financial stress.

Hire a third party (who is not the contractor) also to take progress photos and confirm the condition. A home inspector would be a good person for this

I agree with hiring a management company if you're remote. You'll take more vacations in the future, so you'll need a team in place for management

If you can, try to attend a networking event or conference in the area you want to target. That will help you make connections to grow your team.

I like the tertiary markets close to Central Ohio. There's less competition and the monthly returns are good with the price to rent ratio
