I'd also advise being very careful. I would go with someone you know or a good friend of a friend. 

If you can't find someone like this, the risk is high. Paying someone local to help you manage it (who is not a partner) would be a better way to go

Make sure you know the area/purchase in a spot that is appreciating since it's a new city. I house hack in Ohio, and I like to put down minimum down payments to have more funds liquid for renovations and future purchases.

I've seen investors have success buying in cash and then doing a cashout refi after their purchase to replenish the funds. 

Cons - you have to wait a few months depending on the seasoning period to do the cash out refi. Also, the interest rate can be higher than a traditional purchase mortgage. 

Pro - You can get significant discounts buying cash, to build in more equity day 1

I think 6-12 months is too long. A market can change pretty significantly in 12 months. Is investing in your home market possible to house hack?

Thanks Sam, and I'm a big fan of Washington Court House. The town is home to just under 15,000 people. Honda's plant is bringing in 2,200 new jobs (about 14% of the town's entire population). I expect the town to continue to grow.

I would add A/C, I think it's worth the investment to get higher rent now, and it will help when you need to sell in the future
