Self-managing out of state is difficult. I recommend hiring a local manager. It will save you a lot of stress/prevent issues from spiraling.

Getting a trustworthy contractor who is available is challenging. As you start to build a relationship, I've had success paying contractors for quotes until you do a job with them. That way, they aren't working for free and are more likely to respond and want to work with you.

I've seen investors succeed in both. Dayton has more cash flow - and Columbus has a higher predicted appreciation rate

If cash flow is your main goal, I'd recommend looking into Dayton, Washington Court House, or Cleveland.

I've seen a lot of success in Ohio. The state is business-friendly - the new businesses have increased the number of jobs and population.

It depends on your price range. A lot has been happening in Franklinton. I like near OSU in the Old North area too. I'll send a map with some thoughts to give you a better idea.
