It would be worth paying a third party to go and check the work for you to confirm it's completed before sending the funds.

I've seen success in Washington Court House, Ohio. It's a smaller town that is seeing growth from a billiion dollar EV Battery plant that Honda is building about 15 minutes away from it.

The location is a huge part of the deal. Make sure it's in a spot you believe will appreciate in 5+ years for the exit

Looking up the area on https://www.niche.com/ can be helpful. It's not perfect, but I like to read the reviews from residents on the site

I prefer to hold unless you need the cash. It is better to keep taxes low and get long-term appreciation. If you need the cash liquid, that changes the decision

I share the worry. Coming in without a team built on 50+ units will be a big challenge. I'd start smaller, and build out a team you trust first. 

The ambition is great to scale fast, but you can treat the smaller deals as practice as you learn to scale.

I tend to try to house hack 2+ units. That way, if your friends move out in the future, you can still get rental income without having to find a new roommate to live with you
