For me, Columbus has been steady. Right now, there is not a lot of monthly cash flow (there is more in areas like Dayton). 

I'm purchasing in Columbus with the mindset of holding for 7-10 plus years for a later exit with equity built

House hacking (living in one unit and renting the others) is how I started. It's a way to leverage with little down payment (none in your case) in an appreciating market

Welcome! Between Columbus and Dayton I've seen these trends. 

Columbus - less monthly cash flow - higher predicted long term appreciation

Dayton - More monthly cash flow - standard expected appreciation

Being the winter, you might have to rent below market. I'd try to get a 6-month lease at a below-market rate to attract a tenant. Then, the lease will be up in the summer when the demand is higher to get better returns

Your property manager is huge. Talk to agents in your area that sell a lot of investment properties. They tend to have worked with a lot of PM's in the area and can help you weed out the good and bad options.

$150k will be hard to get anything 2+ units relatively turn key in Columbus. I'm not familiar with Detriot, but it looks like Cleveland would make more sense in the 150k price range

Best of luck getting started. If you can house hack, that's how I started. Living in one unit and renting out the other helps you scale quickly because you need a lower down payment for a primary residence.
