I'm a fan of housing hacking too. I'm moving into a new house hack duplex in Gahanna this weekend - the strategy has helped me scale.

Congrats on getting into real estate at a young age. If you only have 15k, I recommend saving more money before expanding to a 4 unit. Expenses will come up, and if all your funds went to the down payment, it can get tight quickly. 

Consider saving, or bringing in a partner to help hedge the expenses

If you can house hack with the VA loan (live in a unit and rent the others), that would be a great way to build your portfolio without needing a lot of money for the down payments.

I use the bigger pockets lease template too. It's a lot cheaper than hiring an attorney

Make sure you trust your inspector. That is huge. Then, good property management is important to set up to make sure you have someone reliable on the ground after closing.
