Unable to find section 8 tenants?

Question

Anybody noticing a lack of section 8 applicants? We've had two properties listed with our counties housing program for months now, however they advised that they have no voucher holders looking for placement. Weird, because I know the waiting list to obtain a voucher is years.

Just wondering if anybody else experienced this?

Dunno man, your property manager sounds pretty fishy. In my experience 4 bed vouchers are in ultra high demand as Section 8 tenants have a tendency to be baby factories.

This is inaccurate. In my experience managing 1000's of Section 8 renters it's mostly people with children. Tons of single mothers on the voucher after the baby daddy(s) took off.

Just throw it up on Zillow. Most voucher holders I deal with are not looking through the housing office. Theyre looking on Zillow and the MLS.

I've never seen this in any of the markets I operate in. Where are you located? I do business in Cleveland, Akron, Columbus, Toledo, Cincinnati, Youngstown, and Dayton, Ohio and we get waaaaaay more Section 8 applicants than we could ever want to rent to.

I self manage 12 rentals in Columbus and I get calls all the time about people asking if we do section 8. So maybe a lack of good tenants? But there seems to be demand here. Like James said where are they located?

Is it possible that Everyone there is Gainfully employed?

Section8-ers like to live around services and businesses they can afford.

Within walking distance of bus stops, liquor stores, clinics, nail shops, fast foods, convenience stores, grocery stores, etc...

And be near existing friends and family.

For instance, I am guessing Beverly Hills doesn't have very many section-8ers.

The businesses in the area are not affordable to income challenged people.

$65 for a plate of fish tacos made with sall-mon, Is a big jump from$0.99 egg burritos at a fast food.

So maybe the area you're trying to attract them to is not for them???

Is Carroll County more of a hard working area with people who are self sufficient income wise???

With businesses and prices more geared to that type of person- than an income challenged person???

Maryland prohibits housing discrimination by source of income. If you only rent to section 8 and refuse other sources of income that would be discriminatory.
