Unique text in letters to homeowners

I am sending letters to absentee owners and trying a unique approach, starting the letter with:

"Dear Homeowner,

You have received this letter because your home has been identified by my team as 'highly desirable'."

Has anyone tried direct mail using a phrase like that, and how did it work?

@David Burnham I will never do something like that in fear of it going into the trash. Don' come off that way at all. Come in saying that you want to help them with their issues. Be there to educate them by given them options of getting them out of trouble. 

Do this approach and your response rate will go even higher. Plus make sure you have a website in place to capture those leads you are marketing to.
